Do I need an Energy Performance Certificate EPC?
Yes - From October 2008 all commercial properties marketed for sale or rent require an EPC.
Whose responsibility is it to commission an EPC?
Primarily it is the seller’s responsibility to commission an EPC, or to make sure the estate agent or letting agent, the property is marketed with commissions one. Occasionally estate agents offer free EPC certificates as an incentive for buyers to market the property with them.
Although it is the seller’s responsibility to obtain an EPC, an estate agent must make a seller aware of what they are and check one is available on the property. Many estate agents do this as, like the seller, they are liable to be penalised if an EPC is not in place, or been commissioned on a property that they are marketing.
Do I have to display an EPC?
You must display an EPC by fixing it to your commercial building if all these apply:
the total useful floor area is over 500 square metres
the building is frequently visited by the public
an EPC has already been produced for the building’s sale, rental or construction
How much does a non domestic EPC in the Rhondda area cost?
The cost of a commercial EPC will depend on the building being assessed. Prices with us start at £135 inc, you will pay more for national Companies who have to come over the bridge, or add on their commission.
Can the EPC pass or fail?
Yes, from the 1st April 2018, the MEES regulations come into effect, where a commercial property with a rating of below E, cannot be let on a new tenancy agreement. Where this happens, the recommendation report should be looked at to see how the buildings energy rating can be improved. You will see a section 'other recommendations selected by the energy assessor', which should give detailed improvement measures that you can use to improve the energy rating of the building.
